Warkton Parish Council is aware of the speculation and concerns expressed by village residents following the recent marketing of Fedwells Farm.

To provide clarity on the current status of the property:

Marketing & Planning Status

The Council understands that the property is being marketed without any pre-existing planning permission in place for redevelopment or change of use. The selling agents have invited best and final offers by 12 noon on Thursday, 15th October 2026

Future Intentions

Once an offer has been accepted and a sale formally agreed, further information should emerge regarding the prospective buyer’s intentions for the site

Statutory Planning Process

Any future development – including physical alteration, demolition, new building works, or material change of use – must follow standard planning legislation. Given the village’s historical character, any proposals will be scrutinised against relevant statutory planning policies. Residents can review local planning designations and policies on the Warkton Conservation Area page.

Public Consultation & Parish Review

Upon receipt of any formal planning application, North Northamptonshire Council will notify neighbouring residents, and the Parish Council will be formally consulted through the standard statutory channels. The Parish Council will convene to review the application against all applicable planning frameworks and submit its formal observations. Villagers will also have the standard consultation period to submit their individual comments to the planning authority.

Public Meeting

Should the scale or nature of any submitted application warrant collective discussion, the Parish Council will arrange an open meeting at which anyone can attend and share their views.

The Parish Council will continue to monitor the situation closely and will publish further updates on this website as soon as substantive information becomes available.
